Radon is a leading cause of lung cancer, only second to cigarette smoking. Radon kills 21,000 people each year; many of these have never smoked in their life.
In Northeast Ohio, the chances of elevated radon in your home are 64.9%, according to Division of Geological Survey and Michael C. Hansen (Ph.D. Ohio State).
Radon is colorless, orderless radioactive gas. When inheld, it will decay, releasing Alpha particles. If it breaks down in your lungs, it will cause damage to the lung cells.
If your house has a mitigation system installed, have it checked every 2 years to ensure it is functioning properly.
Most of the counties we serve are in Zone 1, according to the EPA. Zone 1 is the most likely to have high radon. Knowledge is key. High radon can be fixed!
If your house has had significant renovations, a new radon test should be done. Some examples would include the insulating part of the house, new windows, a new roof, additions, etc.
Keep your family safe! Radon is worse on the lower floors. If your family uses these areas, ensure their safety. Radon is a slow killer, so symptoms will not appear until it is too late. Arm yourself with knowledge, don't worry if your family is safe, know that they are.
Radon is the second leading cause of lung cancer, second only to smoking. Our client area is a Zone 1, the highest risk area according to the EPA. Although not all houses have high levels of radon, it is best to keep your family and your investment safe by being informed.
Post mitigated houses should have their radon checked every two (2) years. Radon tests should also be done after major renovations such as finishing a basement, new windows, or improving insulation.
Radon testing is $250 by itself. Radon testing is $200 when included with a General Home Inspection, a $50 savings.

A standard short radon test is 48 hours. We will start the test 48 hours before the inspection or return 48 hours after the inspection.
We use Model 1028-XP Continuous Radon Monitors. These are equipped with tamper sensors, so ensure the monitor is not disturbed.
Close all of the windows and doors for at least 12 hours before the test begins. The house needs to remain in this "Closed Building Conditions" for the entire 60 hours (12 hours before, 48 hours for testing). "Closed Building Conditions" allows for normal entry. We typically have the homeowner sign an agreement to ensure proper testing conditions.

Tampering with a radon test will make the test invalid. If evidence of tampering is observed, we are required to invalidate the test with no refund. Costs for an additional test should be on the seller.
